As the general manager of Shanghai Zhongfu Real Estate Co., Ltd., I have always believed that innovation and leadership are key to driving progress in the real estate industry. In a world that is constantly evolving, especially with the growing emphasis on sustainable development, the construction sector must adapt and embrace new technologies. One such technology that stands out is the use of steel structures in high-rise residential buildings. It's not just about building taller or faster—it's about building smarter, greener, and more efficiently.
Steel has emerged as a top choice for green building materials due to its high efficiency, low pollution, and reusability. Compared to traditional concrete structures, steel offers advantages like lightweight, rapid on-site assembly, shorter construction periods, better environmental conditions during construction, higher industrialization levels, and superior seismic resistance. These benefits make it an ideal material for modern urban living, especially in high-density areas like Shanghai.
China’s steel production has reached over 200 million tons, and the quality and specifications of steel are now sufficient to support large-scale steel structure projects. Many design institutes and construction companies already have the technical capability to handle such projects. Internationally, steel structures have become the standard in housing construction due to their economic and environmental advantages. This trend highlights the vast potential for growth in China’s steel construction market.
Despite the risks involved, we believe it's our responsibility as a forward-thinking developer to take the lead. We were among the first to develop high-rise steel-structured residences in Shanghai, constructing two large-scale projects covering nearly 200,000 square meters. While this was a bold move, we knew it would contribute significantly to the industrialization of housing and the broader national economy.
Throughout the process, we focused on several critical aspects to ensure quality and safety. First, we selected a strong and reliable construction team with proven expertise in steel structures. Second, we ensured the quality of raw materials by sourcing directly from reputable suppliers like Baosteel and Ma Steel, even though this increased costs. Third, we implemented strict supervision and control throughout the entire construction process, from factory production to on-site installation.
We also faced challenges in meeting design standards and fire protection requirements. At the time, there were no clear guidelines for high-rise steel-structured residential buildings, so we had to rely on expert opinions and conduct extensive research. For fire protection, we tested various methods, including fireproof boards, concrete, coatings, and ALC panels, to find the most effective solution.
The exterior wall system was another area requiring careful consideration. We evaluated different materials for their weight, waterproofing, and thermal insulation properties, conducting rigorous tests to ensure long-term performance. The goal was to provide residents with safe, comfortable, and eco-friendly homes.
As a developer, our role goes beyond just construction—we act as an integrator, bringing together research, design, construction, and material supply into a cohesive platform. Our aim is to pioneer high-rise steel-structured housing and continuously improve through data collection and analysis.
Looking ahead, we remain committed to advancing the application of steel structures in residential buildings. With ongoing research and collaboration across industries, we hope to establish a comprehensive, advanced, and widely accepted steel-structured housing system. We believe this will not only elevate the status of steel structures in China but also play a vital role in the sustainable development of the nation’s real estate sector.
